With over 20 years of experience in real estate, investment banking and asset management, we have analyzed many investment opportunities across the years and came to the conclusion – especially looking at the real estate market – that the air is getting thinner and thinner for standard real estate investments.
This led to a market analyses and we saw that future opportunities in the real estate sector lie in the high-end senior/elderly residences. This is a market that has been neglected for many years with extreme potential as people get older and older but do not want to spend the last 20 years of their life in a retiree home. With 60/70 they are today perfectly capable of living a normal life however with the facilities that make life more confortable and luxurious – perfect example are the senior condos in Florida. In Europe there is a backlog demand for these high-class senior residences.
OVERVIEW
Spending the last 6 years building up a network to local governors, prime contractors and incumbent operators across Europe – main focus at the moment is Austria, we are able to generate property at good value, high-end construction at good value and best management of the residences.
Municipalities are willing to give away cheap land to serve the old and encourage building providing employment in their region. Contractors and operators want these kinds of projects for their reputation.
As ex bankers we can deliver the structure for funds, real estate investors and insurance companies who are looking for better yields in their real estate portfolios.
THE APPROACH
Buying property at special rates from municipalities, planning the projects on paper together with all necessary building approvals and selling the project to investors, contractors or operators for their own portfolio. If not for their own portfolio, we provide potential exit scenarios ie end buyers such as fund managers, insurance companies and/or RE investors in which case we participate with a certain percentage on their upside when the project is ready built. This is the most favorable investment line as it is totally risk free.
Investing in already existing residences that already have good returns, which also fall under very low risk investments. It is however an option to also invest in distressed projects, making them profitable and selling them on. This is optional and has to be considered on a case-by-case basis to minimize risk.
Realizing projects ourselves but only under perfect circumstances also minimizing risk. This would imply that the construction risk is insured, the operator has pre-contracted us, the exit ie the sale of the built project is secured and the property is in a best possible location.
